The average monthly cost of rent is 35% of your regular wage, also remember to budget for amenities such as utility bills, broadband, TV licence and council tax.
Now you know what you can spend, you need to register with us, so we can help you find your new home.
It is also important to consider your basic requirements such as location, type of property, size, style, local amenities, schools and transport links.
Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email and SMS alerts when the latest properties become available.
Once you find your perfect property you can make an offer with your agent.
Let us know if you have any conditions with the offer and we'll communicate this to the landlord. Properties are accepted on an ‘as seen’ basis unless otherwise agreed in writing.
Once your offer is accepted you will be required to pay a holding deposit (equivalent to one weeks' rent) in order to secure the property. At this stage the property is temporarily placed on hold during referencing, proof of ID and Right to Rent checks.
A Tenancy Agreement is a legally binding document that sets out the terms of the tenancy and is drawn up to ensure the rights and obligations of both the tenant and the landlord are adhered to. All relevant parties will be asked to sign this document, which agrees the responsibilities of the landlord and tenant.
Once your application has been approved you will be required to sign all relevant documentation including your tenancy agreement, photographic inventory and pay your advance rent and deposit, which is equivalent to five weeks' rent (a Nil Deposit Scheme may also be offered).
Upon completion you will be provided your new set of keys along with details of your dedicated property manager (if your property is managed).
