In 2002, we branched out into block management and in this time we have seen our portfolio continually grow. Most of our instructions have recently come from recommendations via satisfied clients.
All our existing clients benefit from the savings we are able to make for them and our recent new blocks have now realised the savings we are able to make them compared to the agents they left behind.
As an example, the insurance brokers we use for the buildings insurance policies have been able to keep our clients premiums at the same level for the past 9 years (excluding the increased Insurance Premium Tax) while others have seen their premiums rise at an exorbitant rate as their agents are unable to access the same panel of insurers as ourselves. To date no one has been able to obtain a better like-for-like quote for their buildings insurance.
Another example where we have been able to make savings is on the Landlords electricity supply. Currently agents allow these supply contracts to run into the out-of-contract variable rates with their energy providers. Here at Andrew Louis we use bulk buying power to get the best possible rates for our clients at a low fixed cost so we never allow the supplies to move into the much higher out-of-contract rates.
We also have our own panel of approved providers for any service required, be it cleaning, window cleaning, fire alarm maintenance, health & safety reports and maintenance. We do not use jack-the-lad type contractors and all significant works are inspected before a contractor is paid.
We use a global bank client account, which is fully insured and indemnified, to receive and disburse client funds. We do not pass on the bank charges we incur in operating this client account so you will never be charged bank charges again.
The services we provide are all encompassing and are covered by our agreed management fee. We will never charge our clients for any additional services without their prior written consent.

We have acted for many years as the external accountants for several resident' management companies under the management of Andrew Louis Property Management Ltd. We prepare annual service charge accounts as required by the Companies Act and Landlord and Tenants Act and present those to leaseholders once they have been approved by the company Directors.
