Property Management 24/7

Our experienced block management team look after 1,500 leaseholders on behalf of Freeholders, Developers, RMC’s and RTM’s. We are committed to a personal approach by focusing on a high quality customer service and exemplary professional practice.

Routine Inspections

Regular hands-on inspection and reporting is an important part of our Property Management Service. Many maintenance problems can be avoided if there is a system of regular inspection. Clients are able to specify with us how many inspections they would like and how they are to be conducted.

Health & Safety Compliance

There is increasing legislation involved with block management. We provide advice and instruct reports on your behalf so that the element of risk is managed. Reports to comply with recent legislation are automatically carried out for Health & Safety, Fire Risk and Asbestos and any others (e.g. lifts) where applicable.


Andrew Louis will undertake a full review of the property upon commencement of management. This will include a schedule of Major Works in addition to a cost analysis review of current contracts in place, to ensure you are getting the best value for your money.


When taking on a new building, we thoroughly review all contractors, their contracts and the specifications of works. Andrew Louis maintains a comprehensive list of approved contractors who are vetted through a simple and effective investigation procedure to check the quality and reliability of their work.

Parking Control

We are fully aware of the difficulties that can arise with illegally parked vehicles and the need to control parking facilities. Andrew Louis tailors the services required to meet the individual needs of your block. This can be accomplished by instigating regular patrols by on or off site staff or by using a ticket service system as a deterrent.

Supervision of Site Staff

On site staff (where present) are a significant asset and also an investment cost to a building. Their knowledge and role is essential and it is critical that staff are nurtured, trained, motivated and paid accordingly to encourage the delivery of a high level of service as they are frequently the first impression of a development. Andrew Louis manage the burden of having to deal with staffing matters and this can be encompassed within our designated duties.

Reserve Funds

A reserve or sinking fund is usually included within the annual service charge budget for each year and is a fund built-up over a period of time to be used for a specific purpose such as a large scheme of work. This could be a roof renewal, re-decoration of the common parts or lift replacement. The aim of the fund is to spread the cost of these works over a longer period of time to avoid a very large bill in one service charge year.
