During these challenging times, Andrew Louis wants to reassure our clients that we are acting to protect your safety while maintaining business as usual, as far as we can.

Please read on for answers to some frequently asked questions. With the situation moving rapidly, we will update this information as things change. For up-to-date advice, visit the gov.uk and NHS websites.

Managing Enquiries

Is Andrew Louis still open as normal?

Yes we are. However, due to social distancing we are only operating on a skeleton staff basis Monday to Friday between 9am - 5pm. Many of our team members are currently working remotely from home.

How will you maintain this service over the next 30-90 days?

We use cloud-based technologies, with all staff set up to work from home by computer and phone, so there will be as little disruption as possible to the service we provide.

Landlords

How do you plan to maintain your service for managed properties?

We are operating as business as usual. Designated staff are available to answer calls and provide help to tenants and landlords. However we ask that were possible you email our offices during this time to enable a member of our team to respond to you. 
Following guidance about limiting social contact, we have now had to suspend all our property visits inventories and checkouts and will update you all accordingly on these matters.

What happens if my tenant can’t pay rent due to losing their job, for example?

With a high percentage of our managed tenancies having rent protection cover in place; our landlords will not lose out at all. If your tenant does start to fall behind with their rental payments we will contact you to discuss a plan of action.

Can landlords claim any reduction in mortgage payments if their tenant can’t pay the rent?

Announcements have been made about mortgage payment holidays for people struggling to make payments during the Coronavirus crisis. Check with your bank or building society for accurate information about your own situation.

 What are your predictions for the rental market over the next 3-6 months?

In light of the government announcement on 23rd March 2020, we have no alternative than to place all matters relating to viewings, move-ins and vacates on hold and will update you accordingly as per any government updates. 

Tenants

I am worried about rent arrears. What should I do?

Standard Tenancies

At present were possible you will be required to meet all legal requirements, however, if you do begin to have financial difficulties during this time you must contact us immediately by emailing us on accounts@andrewlouis.co.uk or calling 0151 330 5340.

If the government announce any rental relief for the private sector we will of course update you accordingly.

Company Let Tenancies

The above will also applies but you must also check your business insurance to see if you are covered for any business interruption during this time.

What if I need repairs or a gas safety check is due?

You should still continue to report ALL repairs by using our online repair reporting system

In an emergency please call our RPM line on 0151 330 5366 Monday – Friday 9 -5 or our emergency line out of hours on 0151 330 5350 for assistance.

You must tell us if you're self-isolating. We might not be able to get the problem fixed during the usual timescales but this shouldn't delay repairs unreasonably.

Annual gas safety checks remain an important legal requirement. However, we will rearrange a gas safety check if you're self- isolating.

How do I top up my meter during this time? 

If you are unable to leave your property, in the first instance you are advised to ask a family member or friend to assist you in topping up your meter. You must also call your own provider direct and they will offer you any assistance required.

I am due to vacate but unable to leave on the agreed date. What should I do?

Do not worry, if you need to extend your stay in the property please contact us immediately to advise in writing at rpm@andrewlouis.co.uk and we will return to you on this matter.

I will still be vacating as agreed. Is there anything I need to do?

Any Checkout inspections will no longer have the option for outgoing tenants to be present.  You will be required to return to your keys to our offices at 8 -10 East Prescot Road Liverpool L14 1PW, We have a post box available via our door numbered 10 for ease which will remain accessible at all times going forward.
During this time there will be delays on when your checkout report can be undertaken and produced and we ask that you be patient with us. We will continue to keep you updated on this progress.

Sales

How will we manage viewings in a safe way?

We are no longer able to offer face to face viewings during this time, where possible we will provide video viewings. 

Will you still be doing property valuations? If so, how?

At the moment we will only be able to provide you with a desk top valuation.

What do you think will be the impact on the sales market in the next three to six months?

There will be fewer transactions in the prime markets, and perhaps buy-to-let, however, we believe that first-time buyers, second steppers and people downsizing will continue to move.

Will there be a knock-on effect on house prices?

It’s difficult to predict right now as we don’t know how long the situation will last. But up until now, the market has shown signs of strength, with a return of confidence and prices growing.

 What should I do if I need to sell quickly?

Please email are sales team today at sales@andrewlouis.co.uk who will be able to provide you with further advice. 

Block Management

Do we still need to pay our service charge/ground rent?

Yes,  the law has not changed and were possible you will be required to meet all legal requirements, however, if you do begin to have financial difficulties during this time you must contact us immediately to advise by emailing  accounts@andrewlouis.co.uk or calling 0151 330 5340.

If any government relief is made available we will of course update you accordingly

Do I still report issues on my site?

Yes, please continue to report any issues that may arise on your site to bm@andrewlouis.co.uk or 0151 330 5355 we will aim to have any issues resolved as quickly as possible, please note that Emergency works will take priority over all during this time.

If access is required, before this is arranged via Andrew Louis or our contractors you will be asked:

If you have recently been overseas, have a high temperature or a recent dry cough or have had any contact with anyone with symptoms. If you answer yes to any of these then we will not allow a visit  for at least 14 days.

We will constantly monitor the situation with regards to the coronavirus and will update this page a soon as these are any further developments.
