You will need to provide us with a photo ID in the form of a passport or EU driving licence. You will then be asked to complete a reference application online with Let Alliance who will take up references from your employer, bank and previous landlord.
You as the tenant are responsible for setting up accounts with the utility companies directly when you move into your property and also when you leave, taking care to provide meter readings at the beginning and end of the tenancy. To find out who supplies your electricity call EDF on 0800 028 0247. To find out who supplies your gas call 0845 608 1524.
Unless the landlord operates their own scheme, we will normally hold the deposit in our designated client account. We then register it with the TDS and send you a certificate of registration with your own unique identifier code.
If you are experiencing financial problems and cannot meet your rental obligation, you must contact your property manager immediately. If you do not pay your rent on time and do not contact Andrew Louis then you will be issued with reminder letters that carry an administration charge.
Andrew Louis operate an On-Line Maintenance, Repairs and Issue reporting system for your property. Please ensure that you complete the report as thoroughly as possible, with a full description and photographs of the issue.
Once reported you will receive a confirmation email logging your issue, you will not need to report this issue again. You will need to make a new report if you have multiple issues. Maintenance issues reported in this way will be given priority over emails or phone calls unless of course you have an Emergency.
Notice would need to be served in accordance with your lease agreement by emailing firstname.lastname@example.org. Remember to ensure that the property is left in a good clean condition when you leave to enable that you get your full deposit back. Please refer to your copy of the inventory to check that the property is up to standard. As long as the condition of the property is the same as when you moved in (barring normal wear and tear), youíll have no problem. Hereís what you should do:
Give the property a thorough clean, including carpets, windows, walls and furniture
If itís your responsibility, tidy up the garden and clear away any rubbish
Return all of the keys to Andrew Louis branch.
Remove all of your personal belongings
Be satisfied youíre leaving the property as you found it.
A Check out inspection will be conducted when you move out, this check out will be issued to both you and your Landlord, once this check-out document has been agreed your deposit will be returned to you (less and agreed deductions as applicable). This typically takes 10 working days and generally no more than 28 days.
