The Letting Process With Andrew Louis

Letting property can be far less stressful when you understand the process

Step 1 Accurate Valuation

We will conduct a free, no obligation valuation and advise you how much you can expect to receive in rental income. We guarantee a realistic well researched valuation based upon current market trends and our extensive knowledge of the Liverpool region.

Step 2 Presenting your Property

The foremost requirement is that your property is presented clean, fresh and well maintained as this is critical to a successful let. If you are considering decorating then we advise that you keep your colours light and plain throughout with neutral floor covering. Curtains and light fittings should be in the keeping of the property and try to de-clutter to make rooms appear larger. Every property is individual, but we have over 25 years of lettings’ experience and are always happy to help you maximise the potential of your rental property.

Step 3 Marketing your Property

Good quality property marketing is essential to ensure that a property is not only let to the best possible applicants but quickly and so the best possible rental is achieved. In order to do this we provide exceptional marketing.. As soon as your property is listed with Andrew Louis, details will be marketed immediately throughout our branches, uploaded onto our website and matched with applicant's requirements on our extensive database. Not only will your property details be advertised in the local newspapers and property magazines but the details will also be submitted to a number of property portals including: Rightmove.co.uk, Zoopla.co.uk and primelocation.com

Step 4 Accompanied Viewings

Our letting negotiators will always accompany prospective tenants We can arrange for viewings to be made at your convenience and will report back to you with feedback. We will also keep you informed on how the marketing of your property is going and send a written progress report on a regular basis.

Step 5 Agreeing an Offer

Once negotiations have reached a positive conclusion and you are happy to accept an offer, we will work on carrying out all the checks on the prospective tenant and securing the deposit.

Step 6 Reference & Credit Checks

It is important to run thorough checks on prospective tenants to ensure that your investment will be secure. At Andrew Louis we use strict referencing procedures carried out by independent experts which can give our landlords a comprehensive understanding of their personal and financial circumstances, including a check on their employment history, credit worthiness and previous addresses.

Step 7 Tenancy agreement

Once the checks have been passed, we then agree on a moving date and prepare the legal paperwork for you. Our tenancy agreements have been significantly upgraded and altered to protect you from any disputes and grey areas that can occur with poorly written agreements. We will arrange to collect the first month rent and deposit. If the property is managed by us we will set up a standing order for the monthly rental and the tenants deposit will be protected under the Tenancy Deposit Scheme.

Step 8 Inventory

A full inventory is one of the most important documents in the letting process and is carried out at the property just before the tenants takes up residence. Meter readings are also taken at this point. Our inventories list the entire contents of the property and condition of the décor, when the tenants move in they are asked to independently check the inventory and sign it. Any alterations by the tenant must be countersigned and approved by ourselves minimising the risk of disputes at the end of the tenancy.

Step 9 Move-in

Upon completion, keys will be released to the tenant on moving-in day.
